The plot is located in a beautiful part of Sveti Vlas (Region Varnitsata), between Sveti Vlas and Elenite. The total area of the plot is 5000 sq m. It is disposed on a hilly terrain - 300 m from the beach, which gives a beautiful view of the sea and the resort area of Sunny beach. The land borders on a cool forest to the north. These factors create a unique combination of marine and mountain climate. The settlement is less then 1 km west from the plot.

The coastal road leading east from Sunny Beach and passes through the town of Sveti Vlas, is only 200 m away from the plot. The town of Nessebar is 10 km away. It is a town of world historic significance. The resort Elenite is 1.5 km away. The resort  Sunny Beach is 5 km away. It is in a matter of minutes to reach its night bars, disco clubs, restaurants and plenty of other entertainment facilities. The land is 38 km from the town of Bourgas and 35 km from the International Airport of Bourgas.

The last several years the town of  Sveti Vlas changed fundamentally its image. Many new hotels were developed. A lot of new guest houses and accommodation rooms have been built too. It also has the only marina in the area. This and the new high class buildings attract many of  the richest tourists.
