The site represents development of three- up to six-storied buildings with basements and components of surrounding area and infrastructure. The development is divided in four blocks with deformation joints, passing through the foundations. The separate blocks,according to the plan have compact rectangular or G-shaped forms, which maximum amount shall not exceed 60 m pursuant to the requirements of the Regulations for design of buildings and facilities in seismic areas-87.
The roofs are mainly sloped, as the slopes are reached by light standing wooden structures on the last slab. The terrain within the building site has a very small slope. The designation of the complex is for residential purposes /resort apartment complex/. On the ground-floor and basement of the blocks there are located areas with public designation – restaurant, lobby-bar, shops, recreation group, swimming-pool, as well as technical and warehouse premises.
By the infrastructure are provided water supply and sewerage, heating and ventilation, and electricity (high and weak currents) systems, passenger and servicing lifts etc. In order to comply with all of the Bulgarian local regulations, a monolith concrete structore is reinforced. Buildings will be protected against ground humidity via a drainage system. All necessary waterproofing for the basement will be provided.
Underground parking area: burnished concrete. heat insulation, plaster and painted with latex. Liquid isolations: ARDEX – Germany - EU certificate product.
Roof - with heat isolation, water isolation and vapor isolation. Made by impregnated wooden construction and covered by roof tiles “BRAMAK” – Greece - EU certificate product.
Exterior walls - 25 cm thick bricks walls, protected with 5 cm heat insulation and painted with mineral plaster - EU certificate products.
Interior walls: Interior walls in the apartments - 12,5 cm thick wall, constructed by bricks, tipe Porotherm, Wienerberger.
Insulation between apartments – Stone wadding - EU certificate products. Hydro- insulation in the bathrooms.
Cable and electrical system: Buildings will be provided with the necessary electrical cabling, Internet, telephone lines and cable TV system with EU standard equipment. Low-currant installation performed by SIMENS – Germany. ISO certificate. Interior electrical sockets, switches and wall plugs; Colored and decorative ABB – Swiss – EU certificate product.
All Living rooms will have necessary cabling for Internet and phone cables. Central hot water provided in all building: Air conditioners – provided in every room.
LANDSCAPING and EXTERIORS: Garden: planted with grass, trees and flowers, equipped with necessary drainage system. Service roads - asphalt or pressed concrete. Recreation/park alleys - decorative natural stones.
